A certified residential appraiser provides a professional, unbiased opinion of a home’s market value—based on inspection, research, and comparable sales data. This valuation is used by lenders, attorneys, homeowners, and buyers for financial or legal decisions.

The on-site inspection usually takes 30–90 minutes. But the full process—including research, analysis, and report writing—often takes 6–10 hours per property. Turnaround times vary based on volume and complexity.

A typical report includes:

  • A custom detail-oriented report grounded in market analytics and supported by data
  • Comparable sales analysis with market based adjustments and supporting commentary

  • Most reports are in excess of 35 pages

Under current appraisal guidelines (UAD + ANSI), only above-grade bedrooms are counted in the main “room count” section. Basement bedrooms are listed separately in the lower-level section. This doesn’t mean they don’t count—it’s just where they’re reported.
ANSI Z765 is the measurement standard now required by the GSEs and most lenders for determining square footage. It ensures consistency across appraisals by defining what counts as gross living area (GLA) and how to report finished vs. unfinished space. This requires specialized training.
