You got the contract signed weeks ago, everyone’s ready to close. But are they?

Your seller trusted you with their biggest asset. Your buyer’s ready to close. Whichever side you’re on — sometimes both — the inspections are done. It feels finished… and yet you hold your breath. Then the sale that actually decides everything lands last: the sale to the lender. It doesn’t ask permission. A condition. A repair. Another inspection needed. A number that doesn’t line up. And now you’re making calls nobody wants to make.

That’s not bad luck. It’s a gap — the part you’re not prepared for. Not your fault. Nobody ever taught it. Until now.

OUR MISSION

Empower real estate professionals to apply what actually happens in a transaction — real valuation intelligence, not theory, led by someone who has seen the buyer side, the seller side, and the valuation side, as both an appraiser and an investor. REVE bridges the gap that stalls closings. Whether you manage 3 agents or 300+, the same knowledge makes you the savvy one in the room.

I’m an agent or broker

I’m a lender or underwriter

I run an MLS or local board

Why This Exists

The Real Estate Value Edge exists because I got tired of watching good agents and brokers hit the same wall — not because they weren’t good at their jobs, but because nobody had ever actually shown them how value gets built, protected, and defended before it’s too late to fix.

I complete dozens of complex assignments every year — sometimes the search for comparables extends well beyond city or school district boundaries. Many of these properties are already involved in disputes, some already in court. In that room, you know what actually stands up: a professional appraisal rooted in data and analytics, not gut instinct.

The Bottleneck, By the Numbers

Every year, roughly 50 new lawyers are admitted to practice law in the U.S. for every one new residential appraiser who enters the profession.

43,000 people passed the bar exam nationally in 2024. Roughly 820 people passed the national residential appraiser exam the same year. The valuation workforce isn’t just aging out — almost nothing is coming in behind it.

A Shrinking Profession, A Growing Risk

In Illinois, new appraiser trainee applications collapsed from 1,231 in 2005 to just 55 in 2015 — a drop of more than 95%. The state’s total credentialed appraisers fell again from 3,795 in 2018 to 3,103 in 2025, and the decline hasn’t slowed. Nationally, only about 15 new appraisers are licensed in a typical state each year.

Yet that same shrinking pool of professionals remains the one party in every transaction with no stake in whether it closes — answering to state law, federal oversight, and a national ethics standard on every single file.

Fewer valuation professionals. More regulation. Longer waits. That bottleneck lands on every deal whether an office prepared for it or not.

For Agents and Brokers

The Real Estate Value Edge teaches the exact data-vetting process built from more than eleven thousand real assignments — so problems get caught upstream, and valuations are more accurate.

We educate on what actually goes into an appraisal, so it is clear appraisers are not a commodity. They’re highly trained professionals who often spend six or more hours on a single file — before any of the administrative work a business requires.

The professionals guiding clients through the biggest financial decision of their lives — the people a board or MLS ultimately exists to serve — deserve more than a disclaimer. They deserve an actual standard.

What REVE Covers — How to Earn Your Edge

The Master Class Series overview, live now on Skool, is a brief overview of six core topics every agent runs into: what actually gets observed and reported on a file and what doesn’t, reading property cards and GIS maps, finding comparables for unique and rural properties, condition and repair requirements that hold up closings, working the process effectively from the listing side, and UAD & MLS data levers that make or break a sale. From there, the curriculum goes deeper.

The Real Estate Value Edge (2)

The foundation, and where every new member starts. What an appraisal actually is, and what an appraiser can, cannot, and must do. The gap between a public-record square footage estimate and what’s actually measured on-site — a gap that’s shown up wrong almost every time it’s been checked. Common repair conditions and the Three SSS — Safety, Serviceability, and Security — and why they matter to whether a property qualifies at all. The repair conversation, reframed so a seller hears it as protection instead of a surprise. Practical rules for working with appraisers, and what to actually do if a reconsideration of value comes up. The specific MLS data levers that turn a listing from “data” into evidence that actually holds up.

Every new listing needs this — not a one-time skill, a standard every agent uses going forward. The different types of appraisals and what actually separates them. What’s changing in the new dynamic appraisal report format, why turn times and fees are about to rise industry-wide, and how most deals nationally are affected — what every agent needs to know before their next listing goes live. Quality and condition ratings, and what actually drives them. Includes the UAD 3.6 Agent Listing Checklist, the Multiple Offer Summary Form, a photo guide built specifically for listings, and the unveil of the practical walkthrough application we’re building for pre-listing appointments — one that captures exactly what a listing needs to hold up – and why it matters.

Built for investors, and for the agents who work with them. ARV, and how to plan a deal off market data — not gut instinct. The three most common problems that send a flip or BRRRR sideways, shown with real project numbers, not theory. How to structure an offer the data will defend, not fight. Common tactics successful investors use, and of course, how to utilize private appraisers to protect the deal before it’s ever at risk.

How to Vet Data & Extract Comparables

Coming soon as its own session — but it’s already the throughline in most sessions above. Vetting the data is half the work, every time. The standalone session just makes it explicit.

Ask Yourself

Have your agents ever been taught how to get the correct square footage for a listing — not pulled from public record?

Have your agents ever been formally trained by a valuation professional on how to find comparable properties and extract the data to price a listing correctly?

Have your agents ever received formal training on how to read an appraisal report — for when they have to explain it to a client?

Do your agents know why an appraisal didn’t use the sale down the road they used to justify the list price?

Do your agents know why an appraisal didn’t use the sale down the road they used to justify the list price?

Do your agents know why the comp an appraiser used needed repairs and wasn’t really competing with a listing in good condition?

If the honest answer is no more than once or twice, that’s not a knock on your agents — it’s a training gap nobody’s closed yet.

This Is Real Work,

Not a Concept

This program is built from hundreds of hours — not a slide template pulled off a shelf. Every session is a professional presentation built from scratch, refined session over session.

Shawn fields phone calls from agents, investors, and lenders every week asking the hardest questions on their active deals — and folds every one of them back into the curriculum, so the next agent doesn’t hit the same wall.

Beyond the live sessions, Shawn presents on-site at local real estate offices and lending companies, and is a regular contributor to Metro East Real Producers. Sessions have run everywhere from a small group of 3 to a room of 50 or more — the material scales either way.

Ways to Get Involved

Social content brings people here. This is where they pick their next step — every path leads somewhere specific, nothing dead-ends at “check us out.”

Join the Skool community at no cost. Free tools and resources, ongoing industry updates, and community discussion — including a fast-paced highlight reel of the teaching content so you can see what’s inside. New materials added weekly to social media platforms and Skool.

Individual sessions are priced by length and what’s covered — a focused, single-topic session costs less than a deeper multi-hour deep dive. New to REVE? Start with Deal Protection 101. Learn more about the valuation industry and how it practically applies to agents. Real world insights, not fluff.

Lock in $299 for the year, right now. That gets you every online session and course, tools and resources, and — if you’re local — a seat in the room for live strategy sessions, including live Q&A. This rate reflects where the program is today — the price is expected to go up in 2027 once the walkthrough tool fully launches and carries real ongoing cost to run. Locking in now means today’s members aren’t paying tomorrow’s price. Each live session has reserved seats for annual members (seating is limited at some events due to space).

Live sessions vary by location, date, and content — follow along to get notified of the next one. Early bird pricing is available for select events.

Your agents are already asking you these questions — one at a time, between fifteen other things you’re managing. Bringing this into the office solves that: one consistent standard, on the calendar, instead of fifteen agents each figuring it out on their own.

Agents rarely show up to “training” on their own, even when they clearly need it and ask you one-on-one constantly. Bringing it into the office changes that — it’s scheduled, it becomes part of how your team operates, and it’s something you can point to when a prospective agent asks what your office actually does for its people.

Investment scales with office size, from a small team to a large brokerage — that’s sorted in the conversation, not on this page.

Based in Illinois, but these principles don’t stop at a state line. Underwriting requirements, MLS data problems, and the second sale to the lender don’t work differently based on geography — the same gap exists in every market, and most offices outside Illinois have never had anyone show up to close it.

Shawn will travel. Book a call and let’s discuss your event objectives — a single office visit, a regional training day, or an ongoing partnership built around your team’s actual needs.
