Why This Exists
The Real Estate Value Edge exists because I got tired of watching good agents and brokers hit the same wall — not because they weren’t good at their jobs, but because nobody had ever actually shown them how value gets built, protected, and defended before it’s too late to fix.
The Bottleneck, By the Numbers
Every year, roughly 50 new lawyers are admitted to practice law in the U.S. for every one new residential appraiser who enters the profession.
43,000 people passed the bar exam nationally in 2024. Roughly 820 people passed the national residential appraiser exam the same year. The valuation workforce isn’t just aging out — almost nothing is coming in behind it.

A Shrinking Profession, A Growing Risk
In Illinois, new appraiser trainee applications collapsed from 1,231 in 2005 to just 55 in 2015 — a drop of more than 95%. The state’s total credentialed appraisers fell again from 3,795 in 2018 to 3,103 in 2025, and the decline hasn’t slowed. Nationally, only about 15 new appraisers are licensed in a typical state each year.
